The Integrated Office Suites project included a 24,000 square-feet new buildout of office suites, at floors 33 & 34 of the 20 N. Clark Street building. The space included a very high concentration of drywall partitioned private offices to be utilized for rental leasing & co-working. The space also included high-end finishes with a connecting stair between floors 33 & 34, a large cafe, two lobbies, several conference rooms and a main reception area.
Integrated Office Suites had a number of challenges, including being presented with an unrealistic budget to complete their buildout within their given tenant improvement (TI) allowance. IOS enlisted the services of DW Hammer to establish an accurate and realistic budget, consisting of over 80 alternates, in order to establish the scope of work and complete the project within IOS’s TI allowance.
